Weather Conditions

Depending on your location, it is essential to consider the
weather conditions. In some parts of the US and Canada, the weather may be
colder and more humid, while other places the weather is much warmer and drier.
It is important to keep in mind regarding the weather conditions as this can
impact the choice of material. For example, one would not want to select a
metal that can rust when exposed to moisture or wetness. 

Rust can affect the
overall quality, as well as the longevity of the roof. Wood and asphalt are
common roofing materials. Both are offering unique benefits that often dictate
their costs per square foot. Wood is fine in milder climates; however, it does
expand when temperatures fluctuate which can sometimes loosen its tightness.

Life Span

While weather conditions are important to consider, it is
most often associated with the lifespan of a roof. For example, in the
aforementioned, asphalt has a typical lifespan of 5 to 10 years, while wood can
last nearly 6 times longer – up to 30 years. One shouldn’t be overly deceived
though with the lifespan of wood, as it does require maintenance to allow for
its longevity. For example, if there are any splits, cracks or damages to a
wooden roof – it is important to repair the infractions immediately, or else it
could result in further damage, costs, and hazards.

Concrete Tiles

An alternative to clay tiles is concrete tiles. They offer a
similar aesthetic appeal with the exception that they cost almost 30% less.
Their composition makes them durable in areas of strong wind, as well as
extreme climates of hot and cold. Concrete roofs can last anywhere between 30
to 50 years in the ideal of conditions; however, this does not bear in mind any
extreme seasons and conditions. Concrete tiles typically absorb hydration and
as a result, can stain and result in mildew over time.

Metal Roofs

Most of the metal roofs today are made with the use of
steel; however, before, they were made with zinc and copper. Metal roofs are
durable and light, and for contractors and builders looking
to create an eco-friendly building, metal roofs would be the way to go. Similar
concrete roofing materials, metal roofs have a lifespan of anywhere between 40
to 75 years. For builders looking to save or do a metal roof replacement, lower end metals may dent and be out of shape as well as they may make more noise because they are slimmer and not as durable.

Rubber Composite

Made with plastic and rubber, rubber composite roofs are
lightweight, flexible and require minimal to no maintenance. They are also
fire-rated. It is for this reason that they are commonly used in commercial
roof tops. With rubber composites, it can cost anywhere from $300 to $400 per
square foot but will last up to 50 years.
